General Terms and Conditions Book a home AG
The apartment will be handed over on the starting date of the lease in a clean and appropriate condition for the use agreed in the lease agreement.
Unless otherwise agreed upon by both parties, the handover of the property takes place at 15:30 of the starting date of the lease agreement by self check-in device at the place of the property.
The lessor will send a pre-filled property condition report to the lessee together with the check-in information by email. The lessee shall return the signed form to the lessor by email by the date indicated on the check-in email (maximum 5 working days) and report any additional damages found, if any. Should the lessee fail to provide the lessor with such notice, the property shall be deemed to be delivered in the recorded condition.
The lessor prepares a list of all keys to the property upon handover. The key inventory is listed on the property condition report.
Additional keys shall be produced only with the lessor's prior written consent and they shall be returned to the lessor without any compensation at the end of the lease. Lost keys and lock exchange costs will be charged to the lessee.
The lessee may only use the property for the agreed purpose in the lease agreement. Any modification, including any increase of persons living in the property as agreed upon, requires the lessor's written consent.
The property has to be aerated regularly to avoid mildew and other damages to the property. Heating shall never be interrupted completely in any room. The lessee is liable for any damage caused by harmful and negligent use of the property.
Garbage needs to be disposed of in official garbage bags and placed into the garbage containers belonging to the building.
The time frames between 22:00-07:00 and 12:00-14:00 are considered rest periods and noise emission has to be limited to a minimum.
All our apartments are non-smoking apartments. It is not allowed to smoke in the apartment or on the property. The lessee is liable for damages to the property resulting from non-compliance (i.e. painting work, decontamination) and will be charged for the related cost.

The frequency of cleaning and laundry services is agreed upon in the lease agreement. If the apartment is booked without service and the service is not stated in the lease agreement, there is no entitlement to receive such service.
The cleaning and laundry services include the following:
- Cleaning of all surfaces
- Cleaning of bathroom(s)
- Floors dry & wet
- Dusting
- Replacement of linens
- Replacement of bath/hand towels (2 sets per person)
- Replacement of kitchen towels (2 sets per apartment)
Internet and TV signal and services are provided by a third party vendor. The lessor refuses any liability in case of internet or TV outages. Any reported TV or internet outages will be resolved on a best-effort basis.
a) Permit for the use of wireless Internet access
The operator provides wireless Internet access (WLAN) and LAN in every apartment. The lessee may use this Internet access during the lease but may not allow third parties to use it.
b) Access data
The operator provides the lessee with access data (login name and password). These may not be shared. The operator can change or limit them; the lessee may request new data.
c) Responsibility of the user
The lessee is solely responsible for data transmitted, services used and legal transactions carried out via the WLAN, and must comply with applicable law, especially:
- Not illegally copy, distribute or make publicly accessible copyrighted works
- Do not retrieve or distribute immoral or illegal content
- Observe regulations for the protection of minors
- Not send defamatory or threatening content
- Not send spam or inadmissible advertising
d) Indemnification
The lessee indemnifies the operator from all third-party claims and costs arising from unlawful use of the WLAN or breaches of the agreement.
The lessee is not allowed to make any changes or modifications to the property without prior written consent. It is not allowed to drill holes, use nails or adhesives on walls, floors, ceilings or inventory, nor move or remove furniture.
The lessee is not allowed to install or have installed any electrical appliances (dishwashers, washing machines, dryers, refrigerators, freezers, light fixtures, internet/TV installations) without prior written consent of the lessor.
Sublease of the property is not allowed without prior written consent of the lessor. The lessor may refuse for reasons including:
- Lessee refuses to inform lessor of sublease terms
- Terms are inappropriate
- Significant disadvantages to lessor
Pets are only allowed in the property if written consent is provided by the lessor.
SERAFE taxes are to be paid by each lessee individually and are not included in the rent. For more information, see https://www.serafe.ch/en/.
The lease agreement may be terminated in the form provided by law and by the lease agreement in compliance with termination periods and dates. A fixed-term lease ends automatically when the period expires; no notice needed.
The property has to be returned in good condition considering normal wear and tear and its initial state. It must be completely cleared, with all keys returned by 10:00 AM on the last day of the lease.
After termination, the lessee loses the right to stay. Damages not recorded on the initial handover report will be charged. A mandatory move-out cleaning fee will be charged with the first invoice according to unit size; any additional hours needed will be billed separately.
The lessee may only use the property for living purposes. Commercial or other uses are not permitted.
It is recommended that the lessee obtains liability insurance as well as insurance for personal property. The lessee is responsible for security (burglary, theft, etc.). The lessor is not liable for such incidents.
The rental property address will be used as the sole correspondence address unless otherwise notified in writing. The lessor will contact the lessee by the provided email or by regular mail to the apartment.
Email satisfies written-form requirements; the sender bears the risk of receipt.
The lessor must be informed in writing within 30 days of marriage, separation, divorce, death of a spouse, or changes of roommates. Costs due to failure to inform will be charged to the lessee.
If separate house rules exist, they form part of the lease. In cases of serious or repeated breach, the lessor may terminate with 30-day notice (Art. 257f para. 3 OR).
The lessee may be exempt from paying VAT depending on city registration status. Supporting documents must be provided within 14 days of move-in or a CHF 150 excl. VAT admin fee applies. Tax rates are subject to change under Swiss law and will be invoiced accordingly.
For health emergencies call 117/144. For urgent maintenance after hours call +41 44 888 6100. Regular repairs: Mon-Fri, 08:00-17:00. After-hours non-emergencies incur CHF 150/h excl. VAT.
Only Swiss law applies (Swiss Code of Obligations Art. 253 ff.). The court at the property location has exclusive jurisdiction for disputes.

General Information
All services provided by Book a home in connection with the "Customer Referral Program" are subject to the following Terms & Conditions. Changes to the Terms & Conditions are only valid if agreed upon by Book a home in writing. -
Eligibility
Only current or previous guests of Book a home AG are eligible for the customer referral program. -
Premiums
The premiums are a non-binding offer to Book a home guests who refer Book a home services through the "Customer Referral Program". The selection and order of the premium is binding and cannot be changed or canceled. The order will be confirmed by email. -
Premiums, Validity & Prices
The premium will be provided at no cost after expiration of the referred lease agreement. The premiums can be chosen only from options offered by Book a home. Validity and expiration have to be monitored by the recipient. Book a home refuses any liability regarding premium expiration dates. -
Delivery and Delivery Time
Book a home refuses any liability regarding delivery time and shipping. Generally, the premium will be shipped according to the premium conditions, as mentioned under point 9. -
Reservation of Property, Warranty, Recovery of Damages
6.1 Until completion of the agreed lease time, the premium remains property of Book a home (Reservation of Property).
6.2 The right to obtain a premium is defined exclusively under point 9 of the Terms & Conditions. The release of the premium will take place after fulfillment of the Terms & Conditions.
6.3 The premiums can only be used for the stated services of the selected vendors. Book a home refuses any liability for deficient services and delayed delivery of such by a partner. We reject any third-party complaints.
6.4 Book a home does not guarantee availability of apartments and apartment sizes at the time of a referral and refuses any liability. -
Cancellation Terms
The order of a premium can be canceled until 14 days after receipt of the premium by returning the premium or sending a written notice to Book a home. The recipient of the premium hereby renounces any equivalent payment of the returned premium value. -
Transferability
The premiums are transferable. Please refer to the third-party vendors' terms & conditions. -
Loss & Theft
Book a home AG refuses any liability for lost or stolen items or any unlawful redemption. -
Premium Conditions
- Referral of a minimum stay of 30 days
- There is no right to obtain a premium if the referred lease is terminated early
